ONE PARTNERSHIP / CORPORATE UNIT #199 TO GUIDE ROCK, LMT
23,800 Acre Flying X Ranch, Wyoming
NOT A TIME SHARE

Gorgeous Recreational Property
Partnership/Ownership 23,800 Acre
Become an owner of the Flying X Ranch. Vacation for life and use it for a lifetime. Pasture your horse for the summer and ride. If you think of the cost for a one week vacation at a Dude Ranch for a family of four, it would cost approx. $6-8K per year. Why drive to a vacation retreat. Live in one and own it.

Trout Fishing...

The Flying X Ranch provides the ultimate in an exclusive fishing retreat. Within the borders are 8 beautiful lakes and 12 miles of native streams. The lakes require no fishing license and are stocked annually with Rainbow and German Brown trout. A current Wyoming fishing license is required to fish the streams. There's some trophy trout out there, as is evidenced on the walls of the ranch house! Fishing has been superb, with the 1990 "big fish" topping the scales at 10 lbs. 4 oz., and 31 inches long.

Horseback Riding...

The excitement of the old West really comes alive while riding in the woods and mountains of the Flying X Ranch. Riders frequently explore areas that are the hideouts of the ranch's abundant wildlife. The ranch maintains a string of fine saddle horses that are ready and waiting to carry you and your family on scenic rides. You may also board your own horses year around for a reasonable fee, or put them in the horse program at no extra cost.

A Time For Softening...

Winter at the ranch is something else. Everything is softer. Even the quiet is different. Snow sweeps down out of the Rockies and gentles the landscape, silently blanketing the tawny earth with millions of glittering crystals.

And with the snow comes a whole new kind of playground for ranch owners. Now's the time for snowmobiling; for cross-country skiing; for ice skating; for ice fishing; for winter hiking. Bring your downs and mittens, because it gets chilly. And bring a camera because it gets incredibly beautiful.

Location & History...

The Flying X Ranch is tucked into a private corner of the world, but is very accessible on well maintained roads. The ranch is only 3 hours from Denver, Colorado - which is close enough to enjoy for the day! The ranch is a much shorter drive from Fort Collins, Colorado or Cheyenne, Wyoming. The Flying X Ranch is about 30 minutes West of Wheatland, Wyoming.

The Flying X Ranch is located in an area surrounded by history. The ranch has several old homesteads, still visible, and was homesteaded in the 19th century. A number of Indian teepee rings still mark the campsites of earlier inhabitants. The US Calvary frequently crossed the ranch on the Halleck Trail, using historic Guide Rock as a landmark. Register Cliffs and the wagon tracks made by pioneers on the Oregon Trail are nearby, as well as restored Old Fort Laramie managed by the US Park Service. The largest recorded Cottonwood tree in Wyoming is reported to be found on the ranch.

SOME OF THE BEST HUNTING IN THE UNITED STATES
FOR ELK, DEER AND ANTELOPE
UNSPOILED UNTAMED & UNTOUCHED

The Flying X Ranch is not a Timeshare. For more than a century it has been private, carefully preserved by generations of homesteaders and now by the Flying X Ranch partnership owners. The purpose is not development, but to provide a private retreat for people who love the outdoors and support its preservation. It may be what you are looking for... a life long retreat for you and your family. It is an unspoiled, untamed wilderness virtually untouched by the rest of the world. Here the deer and the antelope still play. So do the Elk and eagles. Trout swim in lakes and streams. The land is almost exactly as it was when the U.S. Calvary rode and camped here, and Indians played for real, leaving teepee mouds, stone baths, and artifacts. Ride or walk tree lines canyons near streams delivering water to the lakes below. View rugged and spectacular rock formations with multi colored moss rock, wild flowers, aspen and pine, in mountain above and valley below. Search out the old mines and shafts where copper, silver, and gold were searched out. In the summer watch mule and white tail deer walk nearby your path, leading young to water. In the fall, when the aspen leaves change, listen to the Elk bugle, and race the Elk migration to winter pasture. Catch trout on fly or lure in the lakes while an eagle and her young search out a meal from the rocks above. Visit the original log homesteads, still visible or sleep in the old one room school house by the rustic cabins. This is a place of discovery. Touch a mountain top warmed by the sun..Smell the sweetness of truly fresh air. Bring your horse up to the Ranch for the summer months and ride. Ride to a breakfast cookout by the stream or an overnighter under the stars. Enjoy an experience for as long as you like. Bring your camper or RV up in the spring. Or place a manufacturing home on one of the sites and live a life you could only dream about.

How Wild is Wild?

There just has to be something better than pollution, over-crowding, automation and the plastic world to which we are accustomed. Take heart. The Flying X Ranch has barely been brushed by the 20th and 21st Centuries.

There are a few amenities, but not many. All tucked together in a hidden canyon, you will find a large ranch house, lounge, dining facilities, commercial kitchen, patio, overnight cabins, RV lots, 1 mobile home park, barns, stables, corrals, an enclosed swimming pool, some roads and a few trails. But that's about as much civilization as you'll find in the whole place. It's still nearly all wonderfully wild.

This is the place of discovery. Touch a mountain top warmed by the sun. Listen to the breeze whistling through a canyon. Smell the sweetness of truly fresh air. See a deer bounding across a meadow. Pick an apple from an old tree down by the original homestead cabin. Listen to the calls of the wild.

Wild? Sure it's wild. Rugged. Open. Yes, this is the real world.
