About Klamath River Country Estates:

Located in the Northern California (County of Siskiyou), Just south of the Oregon Border. Offered for sale are 225 lots (1 - 15 acre parcels) comprising 660 + acres. This Planned Unit Development, is comprised of more than 2000 lots that encompasses an area of approximately 6,000 acres. There is over 4,000 feet of Frontage along the Klamath River for the use of all property owners. The development is more than 6 miles long and 3 miles wide at the largest dimensions. The parcels have been approved for Sale by the California Department of Real Estate as a raw land project, and have also been registered with the Department of Housing and Urban Development.

SURVEYED/ACCESS: All of the parcels have been surveyed and staked and are part of 5 fully approved and recorded subdivision maps. All parcels have insurable legal access. The subdivision contains more than 55 miles of roads throughout the development, including 26 miles of paved roads that are maintained by the county. UTILITIES: Electricity is overhead wiring and has been installed throughout the development to approximately 70% of the properties. There are no natural gas lines, water lines or sewage systems to the parcels.

In Yreka you will find professional services, doctors, hospitals and shopping with major stores, such as Wal-Mart. The development is located just 4 miles east of Interstate 5 (The Main Interstate from Southern California to the Canadian Border) and south of the Oregon Border. The Klamath River meanders thru the development. Approximately Three miles upstream is the Iron Gate Reservoir and one of California’s State Fish Hatcheries. Further upstream, about 9 miles, is Copco Lake. Both lakes and the Klamath River offer tremendous Trout and Salmon fishing.

Wildlife abounds in this area with deer sometimes more common than people. Bobcat, Mountain Lion, Lynx, Coyotes, Wild Turkeys, and Bald Eagles are not uncommon sights.
