Terms & Conditions: Online Bidding Terms of Sale: All properties are being sold with a high bid wins format. There are no additional loans on any of these properties. This sale is being run as an Online only bidding format. All absentee bidding will be made available through www.eBayliveauctions.com and then through E-bay.com starting 10 days prior to the event. Your bid on the property is for the purchase price and for your right to purchase the property. The high bidder will be charged a Buyer's Premium of 10% of the bid amount for each property won. The Buyer's Premium and the $199 transaction fee are due within 3 business days from the close of the auction. All winning bidders will be contacted at the close of the auction and presented an invoice that includes the Buyer's Premium and the $199 transaction fee. The $199 transaction fee pays for the deed preparation, mailing, deed recording and administrative costs. We accept these payment methods: Visa, Mastercard, American Express, Paypal and E-check. We offer 2 financing options for any property with a bid amount greater than $1,000 and 1 option for paying the property off in full. Note-Properties with bid amounts less than $1,000 must be paid in full and no discount will be offered. Option 1- Winning bid amount amortized at 11.9% simple interest based on the table noted as Option 1. Option 1 - 11.9% YEARS AMOUNT PAYMENT RANGE 5 $1001-$5000 $22.22 - $110.97 7 $5001-$10,000 $88.01 - $175.99 9 $10,001-$15,000 $151.29 - $226.92 11 $15,001-$20,000 $204.29 - $272.37 13 $20,001 OR MORE $252.51 - Option 2- Winning bid amount will be amortized with a 0% interest rate based on the table noted as Option 2. Option 2 - 0% YEARS AMOUNT PAYMENT RANGE 1 $1001-$5000 $83.42 - $416.67 2 $5001-$10,000 $208.37 - $416.67 3 $10,001-$15,000 $277.81 - $416.67 4 $15,001-$20,000 $312.52 - $416.67 5 $20,001 OR MORE $333.35 - Option 3-pay the property off in full within 3 days from the close of the auction and the Buyer's Premium of 10% is waived. Properties with bid amounts of less than $1,000 are exempt from the waiving of the Buyer's Premium and must be paid in full. No financing will be available for properties with loan amounts of less than $1,000. Absentee bids that are not the winning bids are not charged the 10% Buyer's Premium. Registration for the auction is FREE and all you need to bid is an active E-bay account. Your E-bay member name and login password are used to log into the auction. Approval to your auction registration occurs within 24 hours and acceptance of the registration is at the discretion of the seller. A credit card is not necessary to register for the auction. Absentee Bidding will be taking place up until Â½ hour prior to the auction event start time. Seller has the right to remove properties from the sale at any time prior to the sale date. All winning bid amounts will be fully amortized based on the tables provided. There is no pre-payment penalty for early loan pay-offs and loans can be paid off at any time. All properties are being sold in an As Is condition. Inspect The Property Before You Bid! It is the bidder's responsibility to inspect the property and to verify the suitability for any intended purpose which includes rights of way to property and availability of utilities in the area. Information displayed for each property is deemed reliable but due to some sources of information, buyer needs to perform their own due diligence for any property they intend to bid on. The Auction house/seller is United Land Investments, LLC. There is a non-refundable $199 Recording Fee/Mailing/Document preparation fee that will be charged for each property purchased. If a property is financed as in Option 1 or Option 2, a monthly loan servicing fee of $8.00 per monthly payment will also be charged to cover the cost of processing the loan payments. All financed properties will include 1/12th of the annual property taxes which will be added to the monthly loan payment. Assessments and or association fees will be handled in the same 1/12th manner and added onto the monthly investment amount. A $25.00 late fee will be charged for any payments received later than 10 days from the due date. A $25.00 fee will be assessed for any check that is returned by the payer's bank. Each bidder can bid on up to three (3) properties. Bids placed on properties after the first 3 may be cancelled by the seller at the seller's discretion. Seller/Auction House has the opportunity to bid on properties as a "floor bidder" at any time during the auction. Bidders with zero feedback need to contact the auction house and any bids made by a zero feedback E-bay member are subject to cancellation at the seller's discretion. Seller Guarantees the property is free and clear from liens and that the property has free and clear marketable title. All photos used in catalog or posted in E-bay listing are general area photos.
