BUYERS PREMIUM- 10% High and low estimates are provided solely for comparison purposes, AANtv makes no warranties of any kind relating to them. All property is sold "as is", and neither the auctioneer makes any warranties or representation of any kind or nature with respect to the property, and in no event shall they be responsible for the correctness, nor deemed to have made any representation or warranty, or description, genuineness, authorship, attribution, provenance, period, culture, source, origin, or condition of the property and no statement made at the sale, or in the bill of sale, or invoice or elsewhere shall be deemed such a warranty of representation or an assumption of liability. All residents of Florida are subject to a Florida State Sales Tax rate of 7% unless a valid Florida State sales tax exemption certificate is presented before the sale or if the item is shipped from another location out of Florida. RETURN POLICY You are allowed to return items up to 10 days from the date received. If your item is not as described during the auction, you'll receive a full refund. If you return an auction item within 10 days for any other reason or cancel an order, the 10% buyer's premium will be not be refunded and a 10% restocking fee at a minimum of $10 will apply. Returns for Custom Orders or altered jewelry (including ring sizing) are not allowed. Real Estate Terms and Conditions: By registering as a bidder and placing bids on any real estate, you as the “Bidder” must understand and agree to the following terms and conditions. These terms and conditions apply to all real property, foreclosed homes and land. The Sellers of the Properties have instructed Auctioneer (hereinafter “AAN”) to auction the listed property to prospective purchasers who register according to the Terms and Conditions set forth below will be known as the “Bidder or Bidder(s)”. • All AAN Real Estate is considered a “cash transaction” and no financing is offered. The down payment can be made with Master Card, Visa, Discover. • A ten percent (10%) Non Refundable Buyers Premium is in effect. (Percentage is calculated on, and added to the Winning Bid Price, which together equals the “Total Sales Price”.) A Twenty Percent (20%) down payment (based on Total Sales Price) is due at the time of your Winning Bid. (This down payment includes the 10% Buyers Premium.) This 20% Down Payment is Non Refundable Under Any Circumstances. Winning Bidder(s) has up to three weeks (fifteen business days) to pay the remaining balance of the Total Sales Price via cashier’s check or bank wire. If all funds to complete the Total Sales Price are not received by AAN or designated Title Company within the time frame specified, AAN will declare the Bidder(s) to be in default. All Real Estate is sold “AS IS, WHERE IS”, and it is the Bidder(s) responsibility to conduct their own due diligence prior to bidding. Winning Bidders represent and warrant: that they are purchasing the property relying solely on their own due diligence and/or independent inspection, analysis, evaluation or appraisal of the Property in its existing “As Is, Where Is” condition with all faults and limitations; has fully examined, or has had the opportunity to examine the property , its condition or any other matter regarding the property or its tenants; has not relied upon any oral or other representations, promises, or statements from AAN, Seller or any of its employee’s, agents or affiliates. Bidder(s) are encouraged to: fully investigate public records and all other matters which may disclose information relative to the property; personally inspect the Property or get professional guidance. Absolutely no bid or sale is contingent upon the inspection of the property. It is the bidder’s sole responsibility to request access to the property for any inspections. AAN does its best to show video, pictures, and generally describe the property, but any information provided by AAN regarding the condition, square footage, appliances, number of rooms, floor plan, lot size, utilities, homeowners association, building codes, permits, zoning, market value, previous sales, taxes, rental income or expenses, are approximations only and for informational purposes only. If the winning bidder fails to comply with any of the foregoing, or subsequently defaults under the Purchase Agreement, the sale may be cancelled by the seller and the winning bidder will forfeit their 20% down payment as well as be required to pay any liquidated damages as determined in the Purchase agreement. These terms are legally binding and if you violate any of them, AAN or the seller may seek legal relief. Failure to conduct your due diligence will NOT be entertained as a means to cancel a sales contract. You are agreeing to close on the property when you successfully bid on the property. IF YOU DID NOT DO YOUR DUE DILIGENCE AND ARE NOT PREPARED TO PAY WITHIN THE ALLOTTED 3 WEEKS (15 BUSINESS DAYS), PLEASE DO NOT BID! In addition to being qualified, you will need you to go to aantv.com and download a detailed copy of these terms and conditions, sign and initial them and email or fax them to our offices as soon as possible. If you do not have access to a computer, please let us know and we will have the terms mailed out the next business day to your address on file. We must have a signed copy on file within 24 hours. This must be received prior to being registered to bid on any real estate.

If you have received a damaged item, please save the box and packing material. Call AANtv Customer Service within 3 days of receipt of the item. AANtv Customer Service will file a damaged item claim with the shipping company. If a replacement for the item is available, the item can be reshipped. If not, a refund will be issued depending on the result of the investigation with the shipping company. Claims with Fedex, UPS and USPS can take from 3-6 weeks to resolve.
